Interest in the Build to Rent (BTR) model continues to grow in Spain. Aedas Homes and Azora have signed an agreement to develop and market two BTR residential developments, which will consist of 327 homes. These residential developments will be located in the municipalities of Alcalá de Henares (Madrid) and San Juan de Alicante (Alicante).

The BTR project in Alcalá de Henares will be established in the neighbourhood of Las Sedas, an area with a strong demand for both residential and rental properties. The development will consist of 195 sustainable homes, which will be BREEAM Good certified. In addition, all homes will have large terraces, as well as a garage and storage room.

The development as a whole will have an access control system, and will offer a variety of communal areas. Amenities include an outdoor swimming pool with solarium, a paddle tennis court, children's play areas, a coworking space, a gymnasium, bicycle parking and landscaped areas.

The second BtR project sold by Aedas to Azora is located in the new area of Nou Nazareth, in the municipality of San Juan de Alicante, just 10 minutes drive from the city of Alicante. This urban development promises to be surrounded by a variety of services, with excellent connections and close to Muchavista Beach. The development, which is BREEAM Good certified, will consist of 132 homes, the same number of storage rooms and 166 parking spaces.

The sustainable approach will also be reflected in this project, as respect for the environment has been considered in its design. In addition to its green character, the gated development will provide amenities for its residents, such as an outdoor swimming pool, a children's play area and a bicycle parking space.

Both projects have been conceived jointly by Aedas Homes and Azora, with the intention of meeting the real needs of the rental market. Construction work is already underway under the management of Constructora San José, and it is estimated that deliveries will take place in the first quarter of 2025 in San Juan de Alicante and in mid-2025 in Alcalá de Henares. These residential developments represent an innovative and promising response for those seeking rental housing with all the modern comforts and features in two strategic locations in Spain.
