Trajano Iberia closes the sale of its office building in Bilbao for 42 million euros.
The building has mixed use and a leasable area of 8,927 square meters. Currently, it is rented in its entirety. The ground and first floors are for commercial use and have 3,846 square meters. The six upper floors are for offices and total 5,081 square meters.
The asset is located at Calle Alameda de Urquijo, 4, in the main commercial and business area of the Basque city.
The Socimi has achieved a gain from the sale of 2 million euros. According to the BME Growth register, he bought the asset on October 1, 2015 for 40 million euros
The sale is of great caliber for the listed vehicle; since, from now on, it will only have two assets in its portfolio, the Nosso Shopping Douro (Portugal) and Alcalá Magna (Madrid) shopping centres. The company owned by family offices was listed on the old Mab in July 2015.
The socimi closed last year with rental income of 14.73 million euros, an amount very close to that of a year earlier, which rose to 14.8 million euros. As a result of these capital gains, the SOCIMI's operating profit soared to 23.65 million euros, compared to 5.17 million in 2020. Finally, the consolidated profit after tax rose to 20.03 million, thanks to capital gains from the sale of a logistics asset in Zaragoza Plaza.
