Royal Ventures renovates former bank into luxury homes in Porto

Royal Ventures is converting a former 1960s bank headquarters on Rua Sá da Bandeira, in Porto’s Baixa, into a luxury residential development.

Named Royal Sá da Bandeira, the project is located close to São Bento railway station, Bolhão Market and Avenida dos Aliados. It will comprise eight apartments and one commercial unit, with completion scheduled for December 2026.

The project aims to preserve elements of the original building while introducing contemporary standards of comfort, efficiency and construction. Architecture is being led by Atelier IN•DETAILS, founded in 2013 by architects Pedro André Ferreira Pinheiro and Ana Rita Cambra, with a focus on urban rehabilitation.

The apartments feature high ceilings and spacious interiors, with specifications including herringbone oak flooring, marble in communal areas and bathrooms, lacquered joinery, LED lighting, air conditioning and heat pumps.

Three of the eight apartments have already been sold, leaving five units available: one studio, two two-bedroom apartments and two three-bedroom units. Prices range from €285,000 to €1.2 million, with areas between 35.6 sqm and 133.5 sqm. The commercial unit has also been let.

The scheme forms part of the continued regeneration of Porto’s historic centre, bringing a former banking property into residential use in one of the city’s most central locations.
