Mello RDC launches project in Lisbon following a €10M investment

Mello RDC has renovated the building Filipe Folque 43, located on the street of the same name in Avenidas Novas, Lisbon. It comprises six flats and is the result of a €10 million investment. It offers a range of layouts from two-bedroom to five-bedroom flats, spread over four floors, including two duplex flats and generous floor areas (the five-bedroom duplex, for example, measures 488 sqm).

“The launch of Filipe Folque 43 is part of our strategy to develop small-scale residential projects in prime locations, aimed at buyers who prioritise exclusivity, centrality and architectural quality”, stated António Ribeiro da Cunha, CEO of Mello RDC. The investment “aims to meet the demand for high-quality urban homes that prioritise privacy while maintaining a deep connection with the urban fabric and high-quality residential neighbourhoods, such as Avenidas Novas, where we have restored these two buildings to transform them into unique and rare homes in the city centre”, he added.

Key features of the development include its exclusivity – with just six apartments spread across four floors – spacious balconies, private parking, a garden and a swimming pool for residents’ exclusive use, interiors featuring premium materials, and highly energy-efficient solutions.

It also features high-end finishes and fittings, including multi-layer wooden flooring with an oak finish, fully equipped kitchens with top-of-the-range appliances, and natural stone worktops and bathrooms with electric underfloor heating. Technical systems also include VRV air conditioning, a heat pump for domestic hot water, and energy-efficient solutions designed for thermal comfort and sustainability.

It is located just a few minutes from key areas of the city such as Saldanha, Marquês de Pombal and Parque Eduardo VII. It also benefits from its proximity to landmarks such as the Calouste Gulbenkian Foundation, El Corte Inglés and Avenida da Liberdade, and is close to shops and services. Its central location also allows for quick access to the main urban thoroughfares and public transport.

Completion of the development is scheduled for summer 2028.
