The lack of land in established neighbourhoods has driven the development of new urban areas designed from scratch. In this context, Kronos Real Estate Group is moving forward with the creation of residential communities in different locations in Spain, with projects in Madrid, Barcelona and Villanueva de la Cañada.
In the Madrid district of Vicálvaro, the company is building around 1,000 homes in the Los Berrocales area through its Kronos Homes and STAY by Kronos brands. Among these is Bloom by Kronos Homes, a BTS project designed by Rafael de La-Hoz, with an investment of €28 million. STAY Los Berrocales, meanwhile, offers rental properties with services tailored to different profiles. The development is set in an environment of more than two million square metres of green space, with wide avenues and good connectivity.
In the Garraf region, Kronos is promoting Parc Central in Sant Pere de Ribes, a neighbourhood of more than 500 homes representing an investment of €127 million. Of these, Hudson by Kronos Homes, designed by Binarq Arquitectos, provides 201 units for sale, while 302 rental homes correspond to STAY Sant Pere, designed by ADORAS Atelier. The project combines contemporary architecture with the local landscape, integrating streets, squares and community spaces.
In Villanueva de la Cañada, the group is participating in the development of Los Pocillos, a neighbourhood covering more than 140 hectares that is expected to accommodate around 3,000 homes. In 2023, Kronos acquired 85,000 sqm of buildable land, with a first phase of 500 units, in one of the municipalities with the highest per capita income in Spain.
The company has a portfolio of 18,000 homes, with projected annual sales of 1,500 units and a turnover exceeding €500 million.
