The company is committed to this innovative concept of accommodation and it is the first time in Spain that a promotion designed from scratch for this segment has been built. Works are scheduled to start this year and there will be 186 beds, mostly for workers in this Technology Park.
Málaga TechPark has projected a new partial plan to double the number of workers and companies through the construction of 150,000 sqm of new buildings and thus offer housing solutions adapted to this type of key professions.
The new building will be designed by and for coliving, which is a different way of living and, therefore, "the best thing to do is to design and build from scratch. The ways of living and working have changed in recent years: there are young professionals who know where they work today, but do not know where they want to be tomorrow. Therefore, they look for move-in ready solutions, modern, comfortable, efficient, that adapt to their lifestyle, a house where they can continue exchanging experiences, work and life. Our commitment to this segment is clear and we hope that the administrations are up to the task, as the city of Malaga has been, to regulate, adequately, a segment that is increasingly demanded by the young population ”, explains Jorge Pereda, from Grupo Lar.
This operation is part of the Grupo Lar alliance, created with Primonial with the clear objective of developing and managing in the long term, a portfolio of 5,000 rental homes in the main cities of Spain, which will represent a figure close to 1,000 million euros in assets under management. Specifically in the city of Malaga, Grupo Lar already has two other promotions for rent that will be completed and made available for rent in the second half of 2024.
The Grupo Lar residential coliving project, which will be located in Málaga TechPark has an area of more than 7,500 sqm and will have a floor where the program of common areas is arranged that sews the three blocks where the beds are housed. It will have clusters in which four- and two-bed accommodations are shared, as well as individual one-bed apartments. In addition, it will have powerful indoor common areas such as a gym, multipurpose room, social and games room, co-working and an event room, cafeteria, as well as outdoor areas such as swimming pool and terrace for events and terraces for events, being able to manage all services through an APP.
“Grupo Lar has been present with significant investments in the province of Malaga for many years. and for us it has long been the first residential market in southern Spain. The city of Malaga is doing things really well and is gradually becoming one of the best cities to live and work not only in Spain, but I would dare say in Europe, with a growing residential demand that Grupo Lar tries to satisfy by selling houses, as we have been doing for more than 50 years, and now also with rental projects, " the company explains.
"If we refer to the coliving model, this will be the first project of many others because we want to make a firm commitment to this model, in which we see a very high growth potential in the coming years. New generations have new ways of understanding the way of living, so we want to design and market a product specifically designed for this demand, that is, flexible, comfortable, with large common areas, promoting the spirit of community, technology, respectful of the environment and that ultimately means a very good life experience. As experts in the real estate sector, we always look for new solutions that adapt to the existing demand, whose needs always evolve over time ”, says Miguel Ángel Peña, CEO of Residencial de Grupo Lar.
