Gaiarooms has acquired the residential building “Leganés Urban Apartments”, located in the south of the Community of Madrid, which comprises 131 flats, 202 parking spaces, a restaurant and a rooftop swimming pool.
The property stands out not only for its size but also for its comprehensive service offering, designed for flexible, medium-term stays. This acquisition represents one of the most significant transactions in Gaiarooms’ recent history.
The transaction in Leganés represents a qualitative leap for the company’s business model, which had previously proven its effectiveness in smaller-scale assets. In line with the company’s strategy, this new complex enables the application of its management system in a larger-scale environment without increasing operational complexity. Indeed, the aim is for the expansion to improve efficiency and margins through technological standardisation.
In parallel with the acquisition in Leganés, the firm has launched ten new properties, five in Alcorcón and five in Méndez Álvaro.
The expansion strategy reflects an effort to diversify the offer within the Community of Madrid, addressing a range of demand profiles. The company is targeting both work-related stays and short-term accommodation needs in high-mobility areas, while the mix of locations enhances the overall reach of its portfolio.
This growth forms part of a broader plan to reach 4,000 accommodation units by 2028, supported by a combination of direct acquisitions and agreements with property owners, an approach intended to scale the platform while maintaining operational efficiency.
