Aedas Homes will transform the former building of the Spanish National Research Council (CSIC) into residential accommodation. The urban regeneration project, Villalán, will convert the property into 28 homes with floor areas of up to 159 sqm.
Villalán will comprise homes ranging from one to four bedrooms, including penthouses, all of which will have a parking space and some will have a storage room. The residential complex will feature communal areas including a community room and a gym with a wellness area and sauna. It will also offer additional services such as a concierge.
The planned building will replace a structure that was in a state of disrepair and at risk of collapse, but will retain its original façade and incorporate retail units on the ground floor.
In terms of sustainability, the residential development has been awarded the international BREEAM certificate with a ‘Good’ rating. For energy efficiency, the property will incorporate aerothermal systems and solar panels.
The buyer profile recorded so far corresponds to a high socio-economic level, with interest in both owner-occupied homes and investment for rental purposes in the smaller properties.
