The investment data represents an increase of 250% compared to 2020 (473 million euros) and 10% compared to the figures of two years ago (1,502 million euros). While the average ticket represents a growth of 172.2% compared to 2020 (20.9 million) and 13.6% compared to the data prior to the outbreak of the pandemic, when it reached 50.1 million euros .

This remarkable growth in the average ticket is explained - according to CBRE - by the sale of the Pentagon portfolio, made up of five properties owned by the insurer AXA and rented to the Generalitat, to the KanAm investment fund for 280 million. Also noteworthy is the acquisition, by Allianz from Meridia, of the Sea Towers complex, headquarters of Everis Barcelona, ​​for 180 million euros.

The number of operations with an investment of more than 100 million euros has also skyrocketed. Specifically, in 2021 there have been seven transactions of this size in Barcelona, ​​above the five registered in 2019, or the two in 2017 and 2014.

"Seeing so many operations above this amount shows an important maturity as a market. Investors see Barcelona as a city in which to invest high tickets," said Xavier Güell, director of the CBRE office in Barcelona.

By area, 22 @ continues to break records, consolidating itself as the sub-market with the highest investment volume, followed by the city center. The technology district has also concentrated the largest number of operations, with an average investment of 50.5 million euros. This figure represents practically double the data registered in 2020 (25.4 million), but is below the 64.3 million in 2019.

The explanation for this increase in interest in 22 @ is found - says Güell - in that "it is equipped with a planning that allows large buildings to be built and, therefore, allows growth in terms of investment volume and average ticket. 22 @ is going well, Barcelona is going well ", concludes the director of the CBRE office in Barcelona.

The periphery, for its part, has slightly increased the transactions registered in recent years, ranking third, followed by the Zona Fira.
