These are two office buildings totaling 27,000 sqm located at 213 Nova Icària avenue. Meridia is promoting them in a turnkey for the Everis consulting firm, which will enter the property after the summer.
Meridia acquired the site to build the complex in July 2018 through the Socimi Meridia Real Estate III vehicle. The manager estimates its capital investment at 40.6 million, although in parallel it signed a loan of 80 million to finance this operation.
The site of the complex has a mixed use. In addition to the 27,000 sqm of offices, it has 7,000 sqm for residential use. This is the Ice Project, which has not been included in the sale to Allianz. The works could begin at the end of the year.
Of the 174,000 sqm in the Barcelona office market to be delivered this year, 55% are in 22@, that is, 95,700 sqm.
