Izilend, the alternative lending platform of FS Capital, has provided €90 million in financing secured against Helios, a prime office complex in Madrid's Campo de las Naciones business district. Financial details of the loan structure were not disclosed.
Completed in 2019, the asset comprises two office buildings with a total gross floor area of almost 35,000 sqm. Managed by Rivoli Asset Management, the complex is home to ING Spain's headquarters and is also occupied by tenants including Spaces, Moeve, Gasib and Impala Terminals. According to the parties, the property is expected to reach full occupancy by the end of 2026.
Designed by Fenwick Iribarren Architects, Helios has achieved LEED Platinum certification and offers a range of amenities including terraces, a restaurant, landscaped areas and changing facilities. The complex is located close to IFEMA Madrid and Adolfo Suárez Madrid-Barajas Airport, one of the capital's main office submarkets.
The transaction was advised by Colliers, with Rivoli Asset Management representing the owner, while Dentons and Garrigues acted as legal advisers.
