International Workplace Group (IWG) has opened Spaces Bernabéu, its new flexible workspace at 93B Paseo de la Castellana (Madrid). The space, which has been operational since September, occupies the former Moda Shopping building, which Mapfre has entrusted to IWG following a complete refurbishment.
The official opening took place on Wednesday 19 November and was attended by representatives from both companies. During the event, attendees toured the facilities, which cover 12,000 sqm, with 160 offices and around 1,000 workstations, as well as common areas distributed for different uses. The building also includes complementary commercial premises.
According to data released by IWG, the company has expanded its network of centres during the first six months of 2025 and now operates more than one million rooms in 121 countries. The company also notes that hybrid models are driving demand for flexible spaces. A report by IWG and Arup suggests that this model can increase productivity by 11%, while Global Workplace Analytics estimates average savings of more than €9,000 per employee. Industry projections put the proportion of commercial real estate that will be flexible in 2030 at around 30%.
In this context, IWG states that its network currently exceeds 4,000 locations in 120 countries and that in 2024 it added 899 openings and 624 centres in operation.
