Spanish professional services firm Afianza has secured 6,505 square metres of office space and 50 parking spaces in Madrid’s Torre Emperador Castellana, part of the landmark Cinco Torres complex. The move will accommodate up to 700 workstations and marks the largest leasing deal in the building since 2007, as well as the second-largest office transaction by surface area in Spain so far in 2025 — and the largest within Madrid’s central business district.
Previously based at Alfonso XII, opposite Retiro Park, Afianza’s decision to relocate reflects both its recent growth and a strategy to consolidate operations in a more modern, representative headquarters. The move aims to strengthen the company’s brand positioning and provide facilities better suited to its internal operations.
The new office space benefits from prime market credentials, with certifications including Breeam, WiredScore, Well, and AIS (in progress). Torre Emperador Castellana also boasts some of the highest security standards in Madrid and workspaces designed to encourage collaboration and innovation.
Colliers advised on the lease agreement and, through its architecture division, will also manage the office fit-out. Afianza’s own recently launched unit, Afianza Real Estate, will oversee the project monitoring to ensure the new headquarters aligns with the firm’s sustainability and flexibility goals.
