By the end of 2025, TuTECHÔ had acquired a portfolio of 403 properties in Spain, as part of a model focused on the acquisition, refurbishment and social use of residential housing, according to its Impact Report – December 2025. The portfolio consists of 382 homes, eight buildings, ten commercial premises and three single-family properties, all of which have been transferred from the private sector to the social housing sector.
The company has mobilised €56.1 million in capital, of which €48.5 million corresponds to investor contributions and €7.6 million to debt, structuring its activity under an impact investment model that combines economic profitability and social use of real estate assets. Since the start of the project, tuTECHÔ has allocated €1.8 million to the renovation of homes, most of which were built between the 1950s and 1970s.
Territorial presence and asset types
At the end of the year, the SOCIMI was present in 20 provinces and 86 neighbourhoods or localities, with a greater concentration of assets in Madrid, Barcelona, Seville and Almería, although it also has a presence in areas such as Zaragoza, Valencia, Valladolid, Palencia, Tarragona, Cádiz and Navarra. The company operates in both urban and rural areas, where it has developed a specific line of action aimed at reusing empty housing.
The residential model is based on the selection of properties close to basic services, public transport, and health and educational facilities. The typical property managed has an approximate surface area of 90 square metres, with three bedrooms and an average occupancy of 4.4 people per property.
Relationship with the public sector and cost efficiency
The report notes that six public administrations currently manage tuTECHÔ homes as part of housing programmes for people experiencing homelessness or residential exclusion. In this context, 1,050 beneficiaries are housed in properties managed by the company through programmes with administrations.
In economic terms, it estimates that its model generates gross annual savings for public administrations of €25.8 million, mainly derived from reduced accommodation costs (€14.4 million) and the impact on the healthcare system (€11.38 million). The average daily cost per person housed in a home is €4.30, compared to the costs associated with other temporary care resources.
Social entities and residential impact
tuTECHÔ's activity is organised through collaboration with 85 social entities, which take on the rental of the homes through public, private or mixed financing. The report indicates that the average rent for the assets managed is 35% below market rates, according to data from Idealista Data cited in the document.
Since the start of the project, 3,149 people have passed through tuTECHÔ homes, while 1,831 people currently reside in them. Added to this figure are 1,451 people cared for in support centres, bringing the total number of beneficiaries to 4,626, according to the definition used by the company itself.
Unique actions and rural housing
Among the unique interventions, the action in Níjar (Almería) stands out, where the SOCIMI developed a development of 23 housing units, a farmhouse and four premises in the absence of housing available for purchase. Since the company's arrival in the area, 189 people have passed through these homes, in a context marked by substandard housing and shanty towns.
At the same time, the tuTECHÔ Rural line has 48 homes in municipalities with fewer than 30,000 inhabitants, where 159 people reside, including 59 minors. The model combines the renovation of empty housing, rental to entities or local councils and social support, with the aim of stabilising the population and making use of residential assets outside the market.
