Madrid approves the development of Las Tablas Oeste

The north of the Spanish capital is moving forward. Madrid City Council has given final approval to the Las Tablas Oeste urban development project, one of the four areas that make up Madrid Nuevo Norte. This is the first sector of the development to receive administrative approval, allowing work to begin, which is scheduled for the second quarter of this year.

Las Tablas Oeste covers a total area of 304,976 sqm and completes the western edge of the Las Tablas neighbourhood, on its border with the Fuencarral railway yard. The development will connect this area with the central part of Madrid Nuevo Norte and create an urban area with residential, tertiary, commercial, public and green spaces.

The project will be executed through the compensation system. The constitution of the Compensation Board was approved on 29 May 2025 and the works will be divided into two phases to facilitate the simultaneous development of the urbanisation and construction, as well as its acceptance by the City Council. The first demolitions are scheduled for the second quarter of this year.

The total buildable area of the site is 211,992 sqm. Of this, 74,197 sqm is earmarked for residential use, which will allow for the construction of 741 homes. Twenty-five per cent will have some form of public protection: 46 homes will be Limited Price (VPPL) and 138 will be Basic Public Protection (VPPB). In addition, as 10% of municipal use will be for residential purposes, the City Council will receive 92 additional free homes. In total, the administration will manage 276 homes, 37% of the total, while the remaining 465 will be privately developed. The rest of the buildable area is divided between 123,795 sqm for tertiary office use and 14,000 sqm for commercial use.

Las Tablas Oeste will also have nine green areas covering a total of 91,162 sqm. These include three main parks measuring 40,448 sqm, 14,195 sqm and 11,742 sqm. The project includes improving the existing trees and planting 604 new ones, as well as creating children's areas differentiated by age, a bio-healthy area for the elderly, two calisthenics spaces, a multi-purpose sports court and a dog park.

The area will reserve 35,594 sqm for new facilities on two plots: one of 23,195 sqm for educational and sports uses and another of 12,399 sqm for public services and civic-social facilities. In addition, a unique facility of 12,357 sqm is planned.

Madrid Nuevo Norte covers a total of 3.4 million sqm and is divided into four areas: Las Tablas Oeste, Malmea-San Roque-Tres Olivos, Centro de Negocios and Estación de Chamartín. The development plans to build almost 10,500 homes and create 400,000 sqm of green areas, including a 13-hectare central park, on more than 2.3 million square metres of land currently in disuse.
