Mountpark has signed the lease of Unit A of its Mountpark Illescas IV logistics complex with TXT, a company specialising in international distribution, industrial parcel and logistics services. The asset, with a total surface area of 36,530 sqm, will allow TXT to expand its operational capacity in Spain and optimise its distribution network.
Located in the Iberum Central Platform, 35 kilometres from Madrid, the complex is made up of two buildings: Unit A, now occupied by TXT, and Unit B, measuring 9,279 sqm, which houses Stor, a leading company in the children's homeware sector.
The building that TXT will occupy has been designed with advanced technical specifications to maximise operational efficiency. It has 35,530 sqm for storage, 842 sqm of glazed offices and 57 sqm of annexes. The warehouse has a clear height of 11.2 metres, a seamless floor with a load capacity of seven tonnes per sqm and natural lighting that covers 5% of the space, promoting energy savings and the well-being of workers.
In operational terms, the building has 45 loading bays, 2 access ramps, a 45-metre manoeuvring yard, 193 parking spaces and 37 additional spaces for trailers. In addition, it has a photovoltaic capacity of 370 kW/h and an installed electrical power of 1,600 kVA, reinforcing its energy efficiency.
With this transaction, Mountpark consolidates its position as one of the leading logistics developers in Illescas, where it has developed close to 200,000 sqm in the last five years. In addition to its growth in Illescas, Mountpark is making progress in its expansion in Catalonia, where it is developing a new 53,000 sqm project in Pla de Santa Maria and plans to announce new acquisitions in the region in the near future.
Mountpark Illescas IV has obtained energy certification A and BREEAM ‘Excellent’ accreditation, which guarantees that the complex meets high standards in energy efficiency and environmental impact reduction.
Located in the Iberum Central Platform, Mountpark Illescas IV is in a strategic location with direct access to the A-42 and AP-41, facilitating connection to the national and international transport network. The area has established itself as one of the main logistics hubs in Spain, attracting key operators such as TXT, Grupo Carreras, Stor and GXO, who have chosen Illescas as a base for their distribution and e-commerce operations.
