Scannell adds a new logistics project in the north of Madrid

Scannell Properties, a company specialising in the development of industrial and logistics centres, has announced a new logistics project in San Agustín del Guadalix, located to the north of Madrid. The project consists of the construction of a logistics platform with a total surface area of 38,099 square metres, which will be erected on a plot of 72,044 square metres and will house a modular building with capacity for up to four tenants.

The current location includes old buildings that will be demolished to make way for this new infrastructure, which will create a state-of-the-art, sustainable logistics building with additional offices.

The company points out that this new logistics project will have 38 loading bays for trucks and nine for vans, a 38-metre wide manoeuvring area and a warehouse height of eleven metres. It will also have parking areas for 220 vehicles in a car park built without asphalt. It is estimated that work will start soon and that the building will be completed in the second quarter of 2024.

The location of the site is strategic for the logistics sector, as it is in one of the most consolidated industrial estates in the area, with the presence of important companies. Another feature of this platform, highlighted by Scannell, is its easy access to the A1 via double-entry roundabouts, which facilitates access to both Madrid and the north of Spain.

Sustainable logistics development

The company points out that the new logistics development will offer all the innovations and energy efficiency measures through its BREEAM Excellent sustainable construction certification. In this way, the project will have its own photovoltaic installation to supply the building with clean energy and intelligent LED lighting to reduce costs and environmental impact.

A differentiating element is that a Building Managing System will be implemented to improve the control and efficiency of the building's energy consumption. A large proportion of products from demolition will be used in the construction of the asset, with a commitment to recycling and the circular economy.

In this sense, the conversion of obsolete assets is a solution to the lack of land in strategic locations and this project is an example of this".
