P3 Logistic Parks has acquired 400,000 sqm of land in Illescas, Toledo, to develop new logistics platforms ranging from15,000 to 150,000 sqm at the new Plataforma Central Iberum Norte.
This operation has been supported by Urban CM as the urban developer and the law firm Pérez-Llorca.
The project, named P3 Illescas Norte, involves a turnkey development capable of accommodating one or more tenants. As detailed by the company, it will include modules ranging from 11,000 up to 121,600 sqm, with up to 3,600 sqm of office space, and will be equipped to host large storage and distribution centers with regional, national, and continental reach.
The future platforms will incorporate a renewable energy generation capacity of 10 kWp per 1,000 sqm and will aim to achieve BREEAM Excellent certification or higher. The development will include LED lighting, photovoltaic installations and other solutions aimed at reducing environmental impact. Furthermore, it will hold WELL Ready certification and will be designed to meet High Risk 8 standards, a feature that allows it to accommodate goods with high fire loads.
The construction schedule will be activated in the medium term, once the requirements of the future tenants have been finalised.
Javier Mérida, General Director of P3 in Spain, noted that the project aims to meet the demand for large logistics platforms in the region from a location of significance within the national logistics market.
With this acquisition, P3 expands its presence in Illescas, where it currently has six properties and over 250,000 sqm of gross lettable area. According to the company, its entire portfolio in this area is fully let.
