Dunas Capital forms the Compensation Board for the Alma Meco logistics area

Dunas Capital Real Estate (DCRE), the real estate asset management arm of the Dunas Capital group, has set up the Compensation Board for the Alma Meco logistics development, located in the Madrid municipality of Meco. The project covers more than 2.5 million square metres of gross floor area —1.6 million square metres net— and has a buildable capacity of one million square metres.

The development involves the creation of a logistics technology park with large plots ranging in size from 30,000 to 376,000 sqm. This size will allow for large logistics facilities, with the possibility of developing assets of up to 230,000 sqm on a single plot.

The site is located approximately 35 kilometres from Madrid, on the A-2 motorway, 25 kilometres from the Coslada-San Fernando logistics hub and Adolfo Suárez Madrid-Barajas Airport, and has direct access to the R-2 motorway.

Grupo Arnaiz has acted as real estate and urban planning advisor for the project. The new Compensation Board will be responsible for processing the final approval of the reparcelling and urbanisation projects during this year. According to the planned schedule, urbanisation works will begin in January 2027 and the first operators could start their activity at the end of 2028.

On the commercial side, the sale of 376,000 sqm of land has already been formalised, equivalent to around 25% of the total area. The development has attracted interest from logistics operators, retailers, e-commerce platforms and companies linked to data centres.

The investment associated with the project is estimated at around €1 billion, and it is expected to create more than 5,000 direct jobs once the park is fully operational.

The development partners will control approximately 85% of the total land through syndicated holdings. In addition, DCRE has a comprehensive management and project management contract linked to the Compensation Board.

With Alma Meco, Dunas Capital Real Estate expands its logistics portfolio in Spain. The project joins the Noblejas Logistics Technology Park (Toledo), with more than 2.5 million sqm; two logistics platforms in the Antequera Dry Port totalling 100,000 sqm; a cross-dock asset of more than 25,000 sqm in Loriguilla (Valencia); a 50,000 sqm cold storage logistics platform in Chiloeches (Guadalajara); and an industrial plot of more than 125,000 sqm in Castellbisbal (Barcelona).

The company currently manages more than 4.5 million sqm of industrial land in Spain and a portfolio of five logistics platforms exceeding 225,000 m² of built space, located in Noblejas, Chiloeches, Loriguilla and Antequera, with lease agreements of between 15 and 20 years signed with logistics operators.
