Hestia Inversión Patrimonial will renovate six historic buildings in the centre of Seville, with an investment of €11 million. The properties are situated on Alfonso XII, José Gestoso, Santas Patronas, San Pedro Mártir, Teodosio and Otumba streets, and will be converted into holiday apartments or boutique hotels.
The projects are scheduled for initial handover from spring 2027. The buildings are located in the historic centre and, for the most part, are former Sevillian palace houses. The work will focus on preserving original architectural features, with restoration of structures, materials and construction techniques typical of the 17th, 18th and 19th centuries.
Among the planned projects is the building on Alfonso XII, in the San Vicente neighbourhood, which retains high ceilings, wooden beams, hydraulic tiles, ironwork and wrought-iron balconies. Work will begin in the coming months and is expected to be completed by spring 2027.
At José Gestoso and Santas Patronas, the original structures will be preserved and incorporated into the final design of the accommodation. At San Pedro Mártir, the central courtyard will remain the focal point of the building, while at Otumba, work will be carried out on interior features and joinery of historical value.
The Teodosio building, acquired by the company, is organised around a central courtyard and will feature a rooftop swimming pool, as well as improvements in energy efficiency and accessibility. Work will begin in May 2026 and the opening is scheduled for summer 2027.
José Aycart, CEO of Hestia Inversión Patrimonial, explains that “the restoration of historic heritage requires a rigorous technical approach that allows architectural conservation to be reconciled with new uses”. For his part, Juan José Laguna, co-owner and head of hotel operations, notes that “the aim is to preserve the buildings’ identity, incorporating current standards of comfort without altering their essential features”.
The works form part of Hestia’s strategy in Seville’s historic centre, where the company has more than 30 projects under development, totalling around 700 tourist beds, and manages more than 220 units in central areas such as Santa Cruz, Triana and the area around the Museum.
The architectural design of the projects will be carried out by Nexo, the group’s architecture division, whilst the construction work will be undertaken by Arco, its construction division.
Hestia Inversión Patrimonial was founded in 2023 by José Aycart and Juan José Laguna. The group closed 2025 with a turnover of €14 million and estimates returns of around 9% on this type of transaction.
