A family office has acquired a tourist accommodation building at number 13 Passatge de la Concepció in Barcelona, next to Passeig de Gràcia, for €8.2 million. Cushman & Wakefield acted as exclusive adviser on the transaction.
The property houses the Murmuri Residence Concepció aparthotel, operated by Majestic Hotel Group, and features the Petit Comité restaurant on the ground floor, run by chef Carles Gaig. The building has three floors and its one- and two-bedroom apartments include, in some cases, private terraces.
The transaction has been finalised in one of the areas with the highest demand in the Barcelona property market, where the supply of tourism-related assets is limited and investor interest remains strong despite the regulatory complexities affecting the sector.
Furthermore, according to data from Cushman & Wakefield, hotel investment in Spain reached €1,000 million during the first quarter of 2026, at a time when assets located in prime areas continue to attract the interest of private investors and family offices.
Bruno Hallé, a partner at the consultancy, points out that Barcelona maintains “enormous depth of capital for the best assets”, even within a complex regulatory landscape. Víctor López-Peña, an associate in the firm’s Capital Markets division, attributes the interest generated by the property to its location, the profile of the asset and the existence of lease agreements with established operators.
