Único Homes is expanding beyond Madrid with its first residential development in Zaragoza, a 112-home project in Miralbueno representing an investment of €42 million.
The scheme, named Lagos Miralbueno, will be developed under a cooperative model and will comprise three-, four- and five-bedroom homes, including units with terraces and penthouses. All properties will include a parking space and storage room. The development will also feature a range of communal amenities, including a swimming pool, gym, residents’ social room, children’s play areas and a pickleball court.
Marketing is set to begin this month, with prices starting at €292,000. Completion and handover of the homes is scheduled for 2029.
The Zaragoza launch marks a new phase in Único Homes’ geographical expansion, after concentrating a significant share of its activity in Madrid. The developer is already assessing further opportunities in the Aragonese capital, with a view to expanding its portfolio in the short and medium term.
The move comes against a backdrop of rising residential prices and limited supply in Zaragoza. According to idealista, asking prices in the city reached €2,343 per sqm in August, up 10.5% year-on-year. In Miralbueno, the increase was more pronounced, with prices rising 14.8% over the same period to €2,418 per sqm.
Market activity continues to be shaped by the imbalance between housing demand and development capacity. Aragón recorded 4,730 residential transactions in the first quarter of 2026, the second-highest quarterly figure since 2007. Of these, 1,128 involved new-build homes, representing a 33% increase on the previous quarter. New-build prices also rose by 11.5% year-on-year, according to the latest report from the Real Estate Market Chair at the University of Zaragoza. The report points to the shortage of available stock as a key factor behind the continued pressure on prices.
Zaragoza’s development pipeline is expanding across several areas of the city, covering both private and public housing. Aedas Homes is developing the first phase of Luzán del Canal in Arcosur-Rosales, comprising 112 homes scheduled for completion in the fourth quarter of 2026. Meanwhile, Naiz Homes has acquired a plot in the Barrio del AVE for €25.9 million, where it plans to develop 234 homes. The private pipeline will be complemented by 496 public rental homes that Avintia Inmobiliaria will develop in Picarral and along Avenida de Cataluña under a concession awarded by the Government of Aragón.
Único Homes currently manages more than 1,700 homes across 28 active developments, with a combined value of more than €650 million. With Lagos Miralbueno, the developer is adding Zaragoza to its expansion map while increasing its exposure to the cooperative model as a residential development formula.
