Logistics continues to be one of the most dynamic real estate sectors in Iberia. In Spain, absorption levels are stabilizing in major markets, aligning with the five-year average. High demand, coupled with limited supply, is expected to keep prime rents on an upward trajectory. Meanwhile, in Portugal, the sector is benefiting from a rising trend of nearshoring, leading to increased demand for quality assets and upward pressure on rents.
The living sector remains a key investment focus, despite persistent supply shortages. In Spain, only half of the existing demand is being met, leading to ongoing pressure on housing access. Residential prices are projected to rise by 5.3% in 2025, with around 680,000 transactions expected. In Portugal, investment volumes are set to grow by 8%, with real estate transactions forecast to reach €2.5 billion. Favorable financing conditions and lower interest rates are expected to support further market expansion.
