The session, moderated by Casimiro Gracia - executive president of Axis Corporate - was attended by Javier Velas, Juan Velayos, CEO of Neinor Homes, and Pere Viñolas, CEO of Colonial, whom reflected on the present and future of the sector.
"We have the challenge of rebuild the residential real estate sector", explained Velayos and specified the characteristics of this new sector: "it will have to be very specific, much disciplined and much institutionalized, in this way we will have a business model that will consolidate more than we think. We must also take into account the technology and the construction industry”, mentioned the CEO of Neinor Homes.
Pere Viñolas, CEO of Colonial, followed the same direction in his contribution to the round table. Viñolas highlighted the importance of understanding the dynamics of the sector within the framework of the international financial system. In addition, he presented the fundamentals of the office rental market from a historical and comparative point of view.
Thus, the CEO of Colonial said that the current situation of the real estate market has a global root, and is not related with microeconomic dynamics. In addition, it offered a positive view of the sector but warned about the risk that exists in the short term since the investment is mostly international.
Javier Faus, president of Meridia Capital, was in charge of the last intervention. During his presentation, Faus explained his vision of the sector from the point of view of institutional investment funds and reflected about the future of investment preferences in the today context. In this sense, Faus is optimistic about Spain's ability to continue attracting capital for all asset classes and risk levels.
