In accordance with the Price Index relative to the historic centre of Lisbon from Confidencial Imobiliário, in the first half of 2016, the weekly increase was 8%, covering the districts of Misericórdia, Santa Maria Maior and São Vicente. The annual increase was 19% compared to 2015.
This trend has continued uninterruptedly for the last 5 semesters, resulting in a value increase of 46% in the last two years, between the 2nd semester of 2014 and the 2nd semester of 2016. Up to the present day, the city of Lisbon as a whole has experienced an accumulated increase in value of 36% in the last two years.
Ricardo Guimarães, director of Ci, comments that «the biggest value increase observed in the historic centre is owing in part to the strong demand for investment in this zone, where there is robust growth of projects linked to tourism and commerce, and a growing propensity towards international demand».
Last year, there were 2,267 real estate transactions in the historic centre of Lisbon, at an approximate total investment amount of 700 million euros. These numbers are gathered based on announcements of completed transactions by the owners present to Lisbon City Council in the context of the legal preference that this institute exerts in the designated Urban Rehabilitation Zone, including the sale of buildings or parts of such, renovated or to be renovated, in areas of housing, retail and services.
