Investment in Logistics exceed the 465 million euros until October

Contracts up 7% in Madrid

In detail, the demand for logistical space in Madrid in the third trimester of 2016 has reached 33.382 m2 placing the accumulative total contracted in 2016 at 212,287 m2 which represents an increase of 7.1% compared to the same period the previous year. Aguirre Newman predicts that this increase will rise during the third trimester of the year, in line with what has happened in previous years.

The most relevant transaction in respect of the total surface area rented out during this last trimester, has been in Torrejón de Ardoz, where a rental agreement covering 11,551 m2 was sealed , being 34,5% of the total number of contracts.

Regarding rents, the maximum has been 7 €/m2/month, in consequence of a deal closed in a very singular location such as the Adolfo Suárez Madrid Barajas airport. Aside from this timely transaction, rents in the prime zone have remained stable, in the order of  4.5 – 5.0 €/m2/month.

According to a study by Aguirre Newman, activity in the land market for logistical/industrial use continues as well as in the previous three trimesters, with the completion of seven land transactions with a total surface area of 155,943 m2, as much for the client as for the development of new at risk projects.

 

Barcelona’s take-up increased by 27% in

The take-up of logistics space during the third trimester in Barcelona continues very positively, reaching 159,492 m2, which represents an increase of 27.2% over the same period of the previous year.

The total area covered by contract in the first nine months of 2016 was 408,965m in 18 operations, seven more than the previous trimester.  Aguirre Newman points out that six of these transactions had a volume of over 10,000m2, representing more than 61% of the total area.

Contracts completed in the third trimester were concentrated in the regions of  Baix Penedés. According to, con 62,498 m2, y en Alt Penedés, con 37,178 m2.

The most relevant transactions by volume of surface area this trimester have been concluded in the region of Baix de Llobregat, more specifically Castellbisball, with contracts for 28,000 m2, and 20,500 m2 in Sant Boi de Llobregat.

According to Aguirre Newman, interest by investors in the logistics investment market in Barcelona and its sphere of influence continue high in spite of the important lack of supply of rentable assets.
