Projects linked to one of the daughters of Amancio Ortega, large-scale developments led by Vanguard Properties, flagship resorts such as CostaTerra, and a circle of investors and buyers that reportedly includes figures like George Clooney and Nicole Kidman illustrate just how far the destination has travelled. Hospitality groups such as JNcQUOI are raising the bar for high-end hospitality in ways previously unseen in this part of Europe. The “Comporta effect” is already underway — but its true scale will only become evident once these projects are completed, occupied and fully operational.

The centre of gravity has clearly shifted. Private aviation operators, exclusive members’ clubs and international capital are operating at full speed. Yet this momentum raises a quieter, more structural question: where does this leave the buyer who does not want — or cannot justify — a €5 million second home?

That group of buyers with a long-term relationship to place has not disappeared. On the contrary, it is growing, but it increasingly struggles to find space within the most visible destinations.

Just 20 kilometres from Comporta, 85 kilometres from Lisbon Airport and with established road access, Alcácer do Sal begins to reveal itself. One of the oldest cities in Europe, marked by its castle and its river, Alcácer is not a place that announces itself. It is discovered. For decades, long-established Portuguese families have gathered here for weekends and extended stays, drawn by familiarity and the ease of a place that still functions as a real town.

Change is now underway, but at a measured pace. The riverfront is being gradually restored, local commerce is gaining renewed vitality, and larger investors are beginning to arrive — this time with projects designed not for spectacle, but for real life: families with children and permanent or semi-permanent residence.

Residential values in Alcácer do Sal remain meaningfully below those of Comporta, while land still allows for controlled, long-term development.

What is emerging is a group of buyers with a long-term relationship to place: international families based in Lisbon and Portuguese families with deep local ties, seeking proximity to the coast without sacrificing authenticity or community.

There is an inevitable parallel with the Algarve of the 1980s and 1990s, when established families spent entire summers together, moving naturally between one another’s homes and forming enduring social circles. Alcácer carries that same spirit today, in an unforced and organic way.

The future of Portuguese real estate will not be shaped by ultra-luxury alone. It will also be defined by places that still have soul, infrastructure and room to grow. Alcácer do Sal does not compete with Comporta. It grows because Comporta has grown. And in that natural progression, it quietly becomes the answer for a segment that is larger, more resilient and more sustainable.
