Electrodomésticos Bernal, a household appliance chain specialising in large shop formats in retail parks, has closed the sale of two retail units in Alcorcón and Alcalá de Henares (Madrid) for €13.8 million. The transaction has been advised by Shophunters.
The transaction involves the sale of 10,000 square metres distributed in two warehouses: the one in Parque Oeste de Alcorcón, entirely occupied by the French furniture and decoration chain, Maisons du Monde; and the one in Parque Comercial la Dehesa, occupied by the same chain and by the pet food and products retailer Kiwoko. The net rental yield on these assets is currently 6.6%.
Electrodomésticos Bernal has sold the Maisons du Monde premises in Alcorcón to Gestión Patrimonial, a family company dedicated to investment in commercial premises; the area sold in Alcalá de Henares has been acquired by a family office in Madrid, advised on this transaction by Mazabi, a multi-family office specialising in the management of family real estate assets.
