Uniq Residential has sold a care home located at 234 Mallorca Street in Barcelona to a local family office, in a transaction advised by Colliers, the value of which has not been disclosed.
The property, situated just a few metres from Rambla de Cataluña, has been operational since late 2024 and has 104 beds spread across 71 rooms. Sanitas manages the centre under a long-term lease agreement.
The care home occupies part of a building with a floor area of approximately 3,800 sqm, which was refurbished to also house 22 residential flats. The refurbishment preserved the façades, the main entrance hall and other listed architectural features, while incorporating an underground car park and a landscaped inner courtyard shared by both uses.
The transaction forms part of the increase in investment in care homes, which reached €867 million in Spain in 2025 – the highest figure of the last decade – according to Colliers’ latest Healthcare in Spain report.
The consultancy firm noted that transactions involving operational care homes are mainly concentrated on properties located in central areas, managed by established operators and backed by stable tenancy agreements. The scarcity of properties with this profile has encouraged the entry of local private investors, who in some cases are able to complete acquisitions without resorting to financing.
