Spanish impact REIT tuTECHÔ has acquired a portfolio of 23 social housing units from Banco Sabadell, increasing its residential portfolio to more than 500 homes dedicated to affordable and social housing projects across Spain. Financial terms of the transaction were not disclosed.
The acquired assets are located across 10 Spanish provinces – Alicante, Asturias, Burgos, Cantabria, Castellón, Las Palmas, Madrid, Murcia, Valencia and Zaragoza – and are currently occupied as part of social housing programmes managed by 19 non-profit organisations.
The acquisition also marks tuTECHÔ's entry into the regions of Cantabria and the Canary Islands, further expanding its national footprint and network of social sector partners.
According to the company, the transaction ensures the continuity of the existing housing programmes, with the properties continuing to support accommodation initiatives for vulnerable groups, including migrants, women affected by domestic violence, young people leaving care, people with disabilities and individuals undergoing rehabilitation processes.
The deal reflects a growing trend of collaboration between financial institutions and impact investors to preserve the long-term social use of residential assets. Banco Sabadell said it sought a buyer committed to maintaining the social purpose of the portfolio, while tuTECHÔ highlighted the acquisition as part of its strategy to expand Spain's social housing stock through long-term investment.
The company has added 88 homes to its portfolio since the beginning of 2026 and now works with more than 100 social organisations across the country. According to tuTECHÔ, more than 4,000 people have lived in its properties over the past three years, with over 1,400 progressing to independent housing.
