Royal Ventures is launching Royal Custóias, a new residential project in Custóias, Matosinhos, in the Porto Metropolitan Area, with an estimated gross development value of €15 million. It will be the developer’s first new-build scheme and will comprise 51 studio, one and two-bedroom apartments ranging from 44.8 sqm to 90.2 sqm.
Aimed at owner-occupiers, the project combines location, accessibility and private outdoor space. All units will have parking and outdoor areas. Apartments on the upper floors will have balconies of between 10 sqm and 36 sqm, while ground-floor units will have private gardens, with the option of a swimming pool at an extra cost.
The scheme is on Rua Capitão Salgueiro Maia, around two minutes’ walk from Pias metro station and two minutes from an A4 motorway junction. The developer estimates driving times of around ten minutes to Porto city centre and Francisco Sá Carneiro Airport, and five to six minutes to Matosinhos Sul and NorteShopping, depending on traffic.
“Royal Custóias stems precisely from the search for this balance between a quiet residential area and fast links to the main points of the Porto Metropolitan Area. Being close to the metro, the A4 and the coast allows us to offer a solution geared towards owner-occupiers, without sacrificing mobility and quality of life”, noted Alexandre Vieira, Operations Manager at Royal Ventures.
The project has around 4,000 sqm of above-ground gross floor area and was designed by architect Pedro Pereira of Linhas & Traços. Construction is due to start in the first quarter of 2027, with completion expected by the end of 2029.
Royal Custóias is part of Royal Ventures’ strategy to strengthen its presence in the owner-occupier segment with projects tailored to the local market in the Porto Metropolitan Area. “One of our goals is to develop housing for the middle class, at competitive prices for the local market, while maintaining build quality”, explained Alexandre Vieira.
Royal Ventures is also looking at projects in Maia, Prelada and other residential areas of Porto, and this year acquired a residential project in Campo Alegre, positioned at a higher price point. Its projects under development include Royal Pescaria in Vila Nova de Gaia; Royal Sá da Bandeira, Royal Santa Catarina, Royal Cedofeita and Royal Álvares Cabral in Porto; and Carofini – Matosinhos Sul in Matosinhos.
