Metrovacesa has obtained the building permit and simultaneously begun construction and marketing of a new residential development in Seville, in the Cruz del Campo neighbourhood, near Nervión. The planned investment in the development amounts to €36.9 million.
The complex will have 104 homes distributed over the ground floor and thirteen upper floors, with two, three and four bedrooms and interior areas ranging from 77 sqm to 138 sqm. All units include a parking space and storage room, and feature terraces of up to 83 sqm and gardens on the ground floor, as well as common areas with a swimming pool, children's play area, community room and landscaped areas.
The design, by ELE2F Arquitectos, incorporates criteria for sunlight, cross ventilation and openness towards the 70,000 sqm park located in front of the building. The project also offers the option of customising finishes and layouts.
In terms of sustainability, the residential complex will have an 'AA' energy rating, the Green Seal from the Green Building Council Spain (GBCe) and the Domum seal from Metrovacesa. It includes efficient air conditioning systems, centralised aerothermal energy for domestic hot water, LED lighting in common areas, reinforced insulation, high-performance carpentry and eco-efficient materials. It also incorporates measures such as the use of rainwater for irrigation, pre-installation of charging points for electric vehicles, low-consumption toilets, landscaping with native vegetation and solar panels.
The location, in Cruz del Campo and just a few minutes from Nervión, has public transport connections (underground and buses) and is close to the centre of Seville and Santa Justa station. The surrounding area includes educational, health and cultural facilities, as well as green spaces such as the Buhaira gardens and shopping centres such as Nervión Plaza and Los Arcos.
