Lagoom Living has commenced construction on a development comprising 843 affordable rental homes in Seville, a project developed in partnership with the City Council and Emvisesa which, with an investment of €143 million, is the largest of its kind in Andalusia.

The project has received €26 million from the European Next Generation EU funds, managed by the Regional Government of Andalusia as part of the Recovery, Transformation and Resilience Plan.

Work has now begun following the completion of the tendering, award and technical planning processes, after the signing of the site layout certificate. The timetable envisages a construction period of 28 months, meaning the complex is due to be handed over in November 2028.

The development will be built on plot R-1, next to the Conference and Exhibition Centre (Fibes), after Lagoom Living was awarded the contract following a tender process organised by Emvisesa for the public concession. The complex will comprise 691 two- and three-bedroom social housing units for affordable rent and a further 152 temporary accommodation units, spread across four buildings ranging from eight to fourteen storeys.

The development will include 715 parking spaces and over 5,000 sqm of green spaces featuring native vegetation, alongside communal facilities such as a gym, sports areas, co-working spaces, reading and music rooms, a games room, children’s play areas, launderettes, a pet spa and a swimming pool.

The works will be carried out by Sacyr using a construction model based partly on industrialised methods. Around 25% of the project will be carried out using industrialised systems, including prefabricated façades, drywall partitioning and modular bathrooms manufactured off-site; this methodology will enable production to be coordinated with on-site construction to reduce lead times, improve the quality of finishes and minimise both material and water consumption, as well as the generation of waste and emissions associated with the construction process.

Once completed, the property will be managed by Sogeviso, which will take over the operation of the accommodation following the same model implemented by the developer in the Distrito Universidad in Málaga, where last June it obtained the final completion certificate after completing 530 homes also intended for affordable rental.

From an environmental perspective, the complex will have an AA energy rating and BREEAM Good certification. It will incorporate photovoltaic installations, aerothermal systems, infrastructure for electric mobility, water reuse solutions and sustainable drainage, as well as low-carbon materials.

Javier Braza, CEO and co-founder of Lagoom Living, points out that the project aims to demonstrate that collaboration between public authorities and the private sector can help to increase the supply of affordable housing through large-scale developments. In his view, access to affordable housing is one of the main challenges facing the residential market and requires initiatives capable of combining construction efficiency, sustainability and quality.
