Kronos to build more than 950 homes in Los Berrocales

Kronos Real Estate Group will develop more than 950 homes in the area of Los Berrocales, located in the Vicálvaro district of Madrid. The company will carry out two residential projects through its brands Kronos Homes, focused on housing for sale, and STAY by Kronos, specialising in rentals.

The initiative responds to the group's growth in large urban developments, with a proposal that integrates architecture, sustainability and different tenure models. "Los Berrocales represents the evolution of our model towards the comprehensive development of new neighbourhoods," said Saïd Hejal, CEO of Kronos Real Estate Group. "We don't just build homes, we create complete urban ecosystems, anticipating market needs and raising the standards of residential development," he added.

In the for-sale housing line, Kronos Homes will promote the Bloom project, designed by the Rafael de La-Hoz studio, with 113 one-, two- and three-bedroom homes. The interior design has been developed by Teresa Sapey & Partners and incorporates communal areas such as a swimming pool with solarium, gym, coworking, pet spa and communal dining room. The complex has an A energy rating and aspires to BREEAM certification.

For its part, STAY Los Berrocales will add 826 rental homes, distributed in two phases. The first phase, with 380 units, is scheduled for 2026, while the second phase, with a further 446 units, will be delivered in 2027. The design has been developed by WSP and includes services such as swimming pool, paddle tennis court, coworking, OX Club gym, mini market, rooftop, car sharing and common areas managed through a digital application. The project has advanced home automation and aspires to BREEAM certification at "Very Good" level and the Fitwel seal.

"Residential rental is today a key driver for transforming cities and generating community," said Carlos Rodríguez-Bailón, CEO of STAY by Kronos. "This project consolidates our presence in Madrid and allows us to continue developing the largest build-to-rent portfolio in the region".

Both developments incorporate sustainability criteria, including responsible materials, energy efficiency and design oriented to the well-being of residents. "Los Berrocales is a perfect area to fulfil our purpose: to create homes that improve people's lives and contribute to creating urban heritage through architecture," said Rui Meneses Ferreira, CEO of Kronos Homes.

The location of the project is part of one of the largest scale urban developments in the capital. Los Berrocales will have more than two million square metres of green areas and direct access to the M-45 and M-50 motorways. Its proximity to Ensanche de Vallecas facilitates the connection with consolidated infrastructures such as the La Gavia shopping centre, the Rey Juan Carlos University and the Infanta Leonor University Hospital.

With these projects, Kronos Real Estate Group is increasing its activity in the Madrid market with a combined commitment to home ownership and the build-to-rent model, within a strategy focused on newly planned urban areas with high development projection.
