Kronos Real Estate Group has announced the launch of US, its new flex living brand, with an initial investment of €300 million and a five-year plan that includes the development of around 2,000 apartments in Madrid. The first two projects will be located in Torrejón de Ardoz and Los Berrocales, with construction scheduled to begin in 2026 and opening in 2028.
The Torrejón de Ardoz project will involve an investment of €42 million, covering 13,000 sqm and comprising 300 apartments. In Los Berrocales, to the south-east of the capital, €92 million will be allocated to a 29,000 sqm development that will house 577 apartments.
The properties, designed by the Lamela studio, will be distributed into studio, one-bedroom and two-bedroom types and will be offered fully equipped. Prices will start at €950 per month and will include a garage, utilities, Wi-Fi connection, cleaning, furniture and access to common services. Shared areas will include a swimming pool, gym, coworking space, paddle tennis court, leisure rooms and rooftops with panoramic views.
Sustainability will be another key feature of the model, according to the company, as all assets will seek to obtain BREEAM Excellent and Fitwel two-star certifications, AA energy ratings and AIS accessibility certification.
With this new brand, Kronos is expanding its activity in the flexible residential segment, following its experience with Kronos Homes in Build to Sell and Stay by Kronos in Build to Rent.
