Krest Investments has unveiled plans for Formoso Marvila, a €30 million residential development that will transform a former wine warehouse on Rua Vale Formoso, near Braço de Prata station, into a 49-unit condominium. Designed by Bak Gordon Arquitectos, the project retains the industrial character that defines this part of Marvila while introducing a contemporary approach to urban housing.
The scheme involves the rehabilitation of two historic pavilions, which will be converted into apartments ranging from one-bedroom to four-bedroom duplexes across five floors. Due for completion at the end of 2028, the development aims to balance architectural preservation with modern functionality, prioritising natural light, generous openings and cross-ventilation. Several units feature dual façades, balconies or private outdoor areas.
At its centre, a landscaped courtyard will act as a communal space and connect to the development’s clubhouse, which includes a lounge and shared kitchen. Residents will also have access to a rooftop with a heated pool overlooking Lisbon and the Tagus, as well as a gym, sauna, gardens and parking with electric-charging points.
Sustainability measures are integrated into the project, including water-efficient fittings and the reuse of an old wine vat to store rainwater for irrigation. The apartments are expected to achieve AQUA+ water efficiency certification.
Ricardo Bak Gordon notes that the architectural approach seeks to “recover the essence of the area’s industrial past”, drawing from the typology of Lisbon’s workers’ neighbourhoods and the structural language of concrete and steel. Rather than imposing a new identity, the development aims to interpret and extend the site’s existing character.
Located in one of Lisbon’s fastest-changing districts, the project reflects the broader transformation of Marvila, where former industrial plots are gradually being repurposed into cultural, residential and mixed-use spaces.
