Impar Capital and Marriott International have started selling 17 branded residences at 31–33 Sagasta Street in Madrid. The project, Palacio Residencial Sagasta, a Luxury Collection Residence, will convert a historic building of more than 10,000 sqm, opposite Alonso Martínez Square, into one to four-bedroom homes. It will be the second branded residences project developed jointly by the two companies.
Designed in the late 19th century by architect Luis de Landecho y Jordán de Urríes, the building will return to its original residential use. The refurbishment will preserve the protected façade, with its turrets, balconies and bay windows, while the interiors will be adapted to modern standards of comfort and functionality. Impar Design is responsible for the design and Jesús Ibáñez for the landscaping.
The homes will combine private and shared spaces with a personalised service model in line with The Luxury Collection Residences standards.
The project comes as the branded residences format continues to expand. Knight Frank counted 903 active developments worldwide at the end of 2025, almost three times the 2015 figure, and expects the number to approach 1,800 by 2031. In its 2026 analysis, the consultancy ranks Spain as the best-positioned European country by number of projects in the pipeline and notes that Madrid is strengthening its role as an urban destination for this type of product.
According to Knight Frank, branded residences in Madrid can command a premium of 25% to 35% over unbranded homes, with average prices of up to €18,000 per sqm and one-off projects reaching €25,000 per sqm.
