Hercesa and Borma will jointly drive the development of Nueva Valdeluz, a residential project in the province of Guadalajara involving the construction of some 3,300 homes and an estimated total investment of €825 million.
The project will mark a new phase of growth for this area, situated along the Madrid-Guadalajara corridor. According to the companies, the residential programme will commence immediately on fully developed land, enabling the project to proceed with direct implementation.
Hercesa is participating as the project’s initiator and land manager, whilst Borma is joining as a partner in the development and in the diversification of the residential product range.
Nueva Valdeluz will combine multi-family and single-family housing, with different types designed to meet various demand profiles. It will feature units with larger living areas, outdoor spaces and energy efficiency criteria. It will be built within the municipality of Yebes, in an area connected to Madrid by high-speed rail, with a journey time of around 30 minutes, according to information provided by the companies.
The province of Guadalajara has one of the highest population growth rates in Castilla-La Mancha. Against this backdrop, Valdeluz has surpassed 4,000 inhabitants, whilst the municipality of Yebes as a whole stood at just under 5,600 residents at the start of 2025.
The area boasts sports facilities, a golf course, green spaces, retail amenities, educational facilities and leisure areas. Added to this is its proximity to natural surroundings such as the Valdenazar forest.
