The Berlin-based coliving operator, which recently merged with US-based Common, has acquired Oceanika, the largest timber construction company by volume in Spain, according to a statement from Savills, which advised on the deal. The amount has not been disclosed.

The transaction represents the entry into Malaga of the largest coliving operator in Europe and Asia, through a construction located in Los Alamos (Torremolinos) which is scheduled to open in the second half of 2025. The complex has a projected surface area of more than 15,000 square metres and will offer 180 flats and 210 beds, which represents 36% of the new flex living offer planned for the city in the coming years.

The innovative project, christened Oceanika, will have all the services typical of this accommodation format, such as a gymnasium, coworking and green areas. In Spain, Oceanika represents Habyt's expansion into a third city, following its openings in Madrid and Barcelona.

The project will include measures to reduce its environmental impact, with lifts and low-consumption plant species, carpentry with thermal bridge break, solar panels and electric charging points for vehicles.

In addition to this, it will have an industrialised construction from early stages with environmentally friendly materials such as wood. In this way, this flex living asset will become "the largest wood construction by volume in Spain", reducing the construction time of the asset by up to 20% and helping to reduce the ecological footprint.

Nuovit Corporate states that "Oceanika represents a significant development in Malaga's real estate landscape, reinforcing our commitment to innovation and the creation of exceptional living spaces; the growing demand for flexible living solutions in the city, driven by changes in the way people live and work, has been the driving force behind this unique project".

For his part, Habyt's Iberia General Manager, Javier Fernández-Couto, maintains that "this hybrid asset marks a new market entry for Habyt, bringing our flex living solutions to Malaga and allowing anyone to live in a modern and comfortable space with access to a multitude of amenities".

Habyt was founded in 2017 by Luca Bovone, one of Dropbox Europe's first employees, and is now present in more than fifty cities and 30,000 units under management on three continents.
