Habitat Inmobiliaria has launched a new-build residential project in the municipality of Arroyo de la Encomienda, Valladolid. This development, named Habitat La Vega Gayarre, comprises 150 two-, three- and four-bedroom homes with starting prices from €188,000, all of which will feature fully equipped communal areas and various environmental certifications.
The residential development, designed by Tash & Partners, will be set within an enclosed complex comprising two six-storey blocks. The range of property types on offer includes ground-floor flats with private gardens and penthouses with terraces overlooking the River Pisuerga. Furthermore, all properties will come with an integrated parking space, a storage room and a kitchen fitted with energy-efficient appliances.
As for the communal areas, the project covers an area of over 1,200 sqm and will include swimming pools for adults and children, landscaped gardens, a play area, a gym, a communal lounge, a gastrobar and a dedicated space for bicycle storage. According to Habitat, the initial marketing campaign has already secured the first bookings on the local market.
This development marks the developer’s fourth project in the area, joining the previous developments known as La Vega Turina, Albéniz and Granados, in a sector characterised by a shortage of new properties and a rising trend in house prices.
From a technical and construction perspective, the building incorporates systems designed to optimise thermal insulation and reduce energy consumption. To this end, it combines the use of aerothermal heating and cooling technology with the installation of external thermal insulation systems on both the façades and the window glazing. These features have enabled the project to obtain the Spatium Seal, which focuses on health and safety standards in housing, as well as the AENOR Sustainable Building Certificate.
The development is situated approximately a ten-minute drive from the city centre of Valladolid, with direct links to major transport routes such as Avenida de Salamanca, the Autovía de Castilla, the Ronda Sur (VA-30) and the metropolitan public transport network.
The developer currently has 4,000 homes under development, more than 45 developments on the market and around 2,000 homes under construction, with a focus on Seville, the Costa del Sol, the Community of Madrid, the Valencian Community, the Canary Islands, Catalonia and Galicia.
