Casa 47 has awarded the service contract for the comprehensive management of the letting of homes in the State Affordable Housing Stock for €56,137,451.83. The tender has been divided into four regional lots, each covering different autonomous communities.
The lot covering the Principality of Asturias and Galicia has been awarded to the joint venture comprising Emerald Impact Sbic, Guinot Prunera, Ingeus and Fantastic 4 Real Estate, for €7,713,167.6.
In the Valencian Community and the Region of Murcia, the contract has been awarded to the joint venture comprising Serveo Servicios and Factoría Gestión y Consultoría, for €16,319,923.76.
The same joint venture will also manage the lot covering Andalusia, the Balearic Islands, the Canary Islands, Castile-La Mancha and the Community of Madrid, for €22,121,447.44. This is the highest-value lot in the tender.
Meanwhile, the lot covering Catalonia, the Chartered Community of Navarre and the Basque Country has been awarded to the joint venture comprising Emerald Impact Sbic, Guinot Prunera, Ingeus and Fantastic 4 Real Estate, for €9,982,913.03.
According to information provided by Casa 47, the award took into account technical criteria relating to residential management and professional experience in specific affordable or social rental housing programmes for at least one year within the last three years.
The contract includes mechanisms for monitoring service quality, with a system of penalties and bonuses. The planned indicators include meeting deadlines for the completion of works, such as the resolution of incidents in the properties, and the score obtained in the annual satisfaction survey to be carried out amongst tenants.
The State Affordable Housing Programme will be managed by Casa 47 and will cover various stages of the housing cycle, from land allocation and development to construction, handover of keys and subsequent management of the properties. The award comes on the same week that the state body approved a contribution of €140 million for the development of Nuevo Barrio Campamento in Madrid, where 10,700 affordable homes are planned to be built.
