Alquiler Seguro is launching a new SOCIMI after having recently closed the sale of its first listed real estate investment company, Quid Pro Quo Alquiler Seguro SOCIMI, for close to fourteen million euros.
The decision to launch a new vehicle is based on the solid results obtained with QPQ in terms of profitability and growth, since its debut on the Mercado Alternativo Bursátil (MAB) in July 2018. During this time, the first SOCIMI specialising in dispersed housing rental in Spain, has obtained a gross return of 34.3%, with an annualised yield of 6.9%.
The good results obtained and the interest generated by several investment groups "ratifies the added value that we have brought to the business over the years, both as a management company of the vehicle and as a property manager of the rental properties", explains Antonio Carroza, President of Alquiler Seguro.
The new SOCIMI, Alquiler Seguro Asset Management, which starts with a portfolio of 16 properties, will have Alquiler Seguro as property manager and aims to reach 180 properties in the next three years.
With this move, Alquiler Seguro continues to consolidate its position as a leading company in the urban leasing market, focusing on dispersed profitability and offering attractive investment opportunities with medium and long term returns for private and institutional investors.
"We are proud to discover the interest in this new project, to which we will undoubtedly apply the knowledge acquired in the successful experience of Quid Pro Quo Alquiler Seguro SOCIMI", concludes Carroza.
On the other hand, Grupo Orbyn, through its various companies, has carried out a 360º advisory and execution for QPQ Alquiler Seguro SOCIMI, from the structuring of the vehicle and its transformation into a SOCIMI, through the advice for its listing on the BME Growth, the search for investors and the financial control. As a culmination of the whole process, Orbyn has advised and structured the sale process announced today, through an innovative financial instrument such as the sale and subsequent execution of a call option.
