Alfareal has completed the sale of Coliving Galerías, a fully operational coliving asset in Madrid, to a Spanish family office for an undisclosed amount. The buyer will retain the property as a long-term investment, while Trees Coliving will continue to operate the scheme.
Located in the Carabanchel district, Coliving Galerías is fully occupied and caters primarily to young Spanish and international professionals seeking flexible accommodation. The asset has reached full operational stabilisation following its redevelopment and lease-up.
The transaction marks the completion of Alfareal's investment cycle for the project. The company acquired the building when it was an abandoned residential development that had remained unfinished for more than 15 years. Over the past 26 months, it carried out the acquisition, redevelopment, operational launch and stabilisation of the asset before completing its disposal.
According to Alfareal, the sale generated returns above its initial projections and reflects its value-add investment strategy of repositioning underperforming assets into operational real estate products.
The company also reaffirmed its confidence in Carabanchel, highlighting the district's ongoing urban regeneration, growing appeal among young professionals and increasing commercial activity as factors supporting future investment opportunities.
