Albaluz is to build 77 social housing units in the Nazaret neighbourhood of Valencia, following the City Council’s approval of the technical plan for Residencial ZAL. This urban development project involves the transfer of ten properties to the Valencian Regional Government and the installation of an open-air car park fitted with solar panels.
Valencia City Council has given the green light to the town planning required to develop the social housing (VPP) scheme in the vicinity of the Logistics Activities Zone. The processing of the Detailed Study relates to technical planning of building alignments and not to the inclusion of a communal swimming pool, a facility already permitted under the plot’s regulations without requiring any exceptional amendments. Of the total number of properties built, the company will hand over 10 units to the regional government.
The development will be organised into three separate blocks comprising a total of 77 homes, distributed across buildings of 15, 30 and 32 units, two of which will be adapted for people with reduced mobility. Traditional Mediterranean construction techniques will be used, such as vapour-permeable mortars, ceramic brick latticework, internal courtyards and Alicante-style shutters in the bedrooms. In addition, the communal areas will feature gardens and a swimming pool.
This project forms part of the company’s 2024–2028 business plan, which envisages an investment of over €500 million to exceed 3,000 homes.
The firm currently has 1,445 homes under development in Spain and estimates that it will hand over around 500 units this financial year, while also commencing work on a further 955 homes. According to a report by the consultancy firm Alimarket, the company ranks fourteenth nationally in terms of the volume of properties under construction, with a total of 2,846 units spread across 29 developments scheduled for completion between 2026 and 2028.
