The property management firm Eurostate has reached an agreement with the investment group Aedifica to acquire land zoned for residential use and develop a new care home in Salamanca. The freehold site is situated on Calle de los Ingenieros Zapadores, near the city’s historic centre.
The care home, with a floor area of around 7,200 sqm, will offer 140 rooms and 160 places. The building will have an A-rating for energy efficiency and complies with the latest European directives on sustainability and the environment. Garrigues provided legal advice on the transaction.
Construction is scheduled to begin in September, with the estimated handover date for the complex set for the third quarter of 2028.
The cost of the development amounts to around €13.5 million and will provide Aedifica with a net yield of 6%. The property, designed by the firm Shar Arquitectura, will be operated by the social and healthcare provider Neurocare, which already manages six care homes based in Valladolid.
The Salamanca development follows Aedifica's recent expansion in Spain, including the completion of a care home in Zamora, which added 300 places in Castile and León. Earlier this month, Aedifica completed its merger with Cofinimmo, creating Europe's largest healthcare real estate platform with a portfolio of almost 1,000 care homes across nine countries and assets under management valued at €12.4 billion.
