Aedifica is investing approximately €12.5 million in the development of a new care campus in Gandía, in Valencia. The investment will be structured through forward funding, with construction works due to start in the third quarter of 2026 and completion expected in the second quarter of 2028.
Located on Avinguda de Fontilles, the campus will combine a 120-resident elderly care home with a mental health centre for 40 people with chronic mental health conditions. The two parts of the building will operate independently.
The property will feature energy-efficient systems and a rooftop solar power installation supplying renewable energy. It is expected to achieve an EPC ‘A’ rating.
Aedifica exchanged contracts for the development on 10 September 2026. Its total investment, including the contractual value of the plot and development budget, will amount to approximately €12.5 million.
Both facilities will be operated by Novaedat, a private care operator currently providing care to approximately 1,080 residents across its facilities.
The property will be let to Novaedat under a new irrevocable 20-year triple net lease, with extension options. The initial rental yield will be above 6%.
The investment also marks Aedifica’s entry into the mental healthcare segment in Spain. According to Stefaan Gielens, CEO of Aedifica, this transaction brings the total amount of new investments announced in 2026 to approximately €208 million year-to-date.
