Sopra Steria will relocate its offices to Barcelona's 22@ district

Sopra Steria has leased 2,967 sqm of office space spread over three floors of the Llull 112 building, owned by Gmp and Singapore's sovereign wealth fund GIC, located in Barcelona's 22@ district. The transaction was advised by Cushman & Wakefield. With this move, the company will leave its headquarters at 2 Casanova Street to set up in an area of growing business activity linked to the technology and digital sectors.

The Llull 112 building is part of the MILE campus, comprising three properties that house digital companies such as Glovo and Rakuten. Sopra Steria will share this building with Glovo, which also occupies the entire Ávila building. The campus was acquired in 2023 by Gmp through a joint venture with GIC, which has been a shareholder in the company since 2014.

The asset has 13,470 sqm of office space spread over the ground floor and ten floors above ground. The property has LEED Platinum Core & Shell certification and offers common services for its tenants, including landscaped areas, a gym and changing rooms.

The company plans to start operating in the new facilities once the move from its current location in the centre of Barcelona is complete.

Imma Santacana, associate at Cushman & Wakefield's Barcelona Office Agency, points out that "22@ continues to consolidate its position as Barcelona's main technology and innovation hub, and in 2025 it is showing a clear upturn in its ability to attract international companies seeking to grow in a dynamic, sustainable environment with great prospects for the future".

According to data from Cushman & Wakefield, investment in offices in Spain reached €1.75 billion between January and September, up 238% year-on-year, and forecasts put the year-end figure at around €2 billion. In Barcelona, take-up amounted to 116,700 m2 in the third quarter, 88% more than in the same period in 2024, with the 22@ district accounting for 55% of the total. Prime rents stand at €31.25 per sq m per month and availability in the most established areas is between 3.5% and 4.3%.
