Silicius has sold Obenque 4, an office building in Madrid, for €17.5 million, as the SOCIMI continues to optimise its portfolio and reduce vacant space.
Located near the A2 motorway and within close proximity to Madrid’s IFEMA exhibition centre, Plenilunio shopping centre and El Capricho park, the property comprises 5,870 sqm of lettable office space across a ground floor and four upper floors, together with 143 parking spaces.
The building underwent a major refurbishment in 2018 and became the headquarters of law firm Arriaga Asociados the following year. It has remained vacant since the tenant’s departure in 2021.
The property’s new owner plans to convert the building from office to hotel use, according to Silicius. The asset benefits from its proximity to public transport and has sustainability features that support certifications such as WELL, but demand for office space in the area has remained limited.
The sale, completed on 14 July, resulted in the repayment of €8.27 million in debt associated with the property.
The disposal follows approximately €100 million of asset sales completed by Silicius during 2025, as the SOCIMI continues to reshape its portfolio around strategic assets.
