The joint venture formed by Swedish real estate company Europi Property Group, family office Arié and Kefren Capital Real Estate has completed the acquisition of its second office building in Barcelona, located at Lluís Muntadas 5, in the municipality of Cornellà de Llobregat.
The building has been acquired from Siemens in a partial sale and leaseback transaction. The asset comprises 13,088 square metres of grade 'A' office space with several tenants and at the time of acquisition, the building has an occupancy rate of 86%, being partially occupied by Siemens group companies, as well as other major tenants such as Nexeo Solutions, ISS, TDK and Atos.
With this acquisition, the joint venture consolidates its presence in Cornellà, where it already owns another building, at Esplugues 225, as of December 2021. The companies plan to make an investment to optimise the building from an ESG perspective and achieve Breeam 'Excellent' certification, with the aim of making the property a leader in sustainability.
During the acquisition, the buyer has been advised by Buigas as legal advisor and Dress & Sommer as technical advisor. The seller has been advised by Deloitte Legal as legal advisor and BNP Paribas as sales advisor.
