Pontegadea, the investment vehicle of Inditex founder Amancio Ortega, has acquired the Capital 8 office complex in Paris from Invesco for about €800 million, completing the largest real estate transaction in its European history, according to Green Street News.
Located at 32 Rue de Monceau, the 45,000 sqm office complex has been owned by Invesco since 2018, when the US asset manager acquired it from Unibail-Rodamco-Westfield for €789 million – then a record office investment in Europe.
Originally serving as EDF's headquarters between 1946 and 2001, the refurbished property is now home to several international occupiers, including NatWest, Mitsubishi Corporation and Tikehau Capital.
CBRE and Rothschild & Co acted as advisers on the transaction, while Linklaters and Baker McKenzie provided legal counsel.
The sale represents the largest single-office asset transaction completed in continental Europe since 2022. Only the acquisition of Toronto's Royal Bank Plaza, completed in 2022 for more than €800 million, exceeds the value of the Paris deal among recent office transactions tracked by Green Street News.
Other major office acquisitions in recent years include The Post in Vancouver, acquired in 2025, and London's The Post Building, acquired in 2019, both valued at around €700 million.
